Every agent will tell you they have a marketing plan for you. Many people never ask what is included in the plan, and how it will work for them. Here are a few principles that could improve your sale price by thousands of dollars !
- There is no global plan that works for everyone. Simply putting a listing on the MLS, holding open houses, and putting a sign in front won't bring you the most promising buyers !
- Your house is unique to your personality and tastes. There are other buyers who will appreciate your home and they will pay the best price. A marketing plan must find those people !
- You want to sell your house, not the agent, broker, or franchise ! The marketing plan should be focused on your home.
- "Different strokes attract different folks". You need a broad based plan that reaches out to people through a variety of ways.
- When times get tough, the tough get going. It takes continuous action to sell your home, with calls, letters, personal visits, and media.
- There is no magic method or unique plan. Marketing is a process of continually reviewing, and revising, strategies to attract the right buyer to your home. It requires time and effort on the part of your agent, constant re-evaluation, flexibility, and a willingness to purchase the resources to do the job.
